鈴江コーポレーションが古くから営業倉庫を持つ竹芝地区は、時代の変化と共にウォーターフロントブームが起こり、エリアの用途が様変わりしてきました。弊社はその時流に合わせ「建物の有効活用」から「土地の有効活用」へと方向転換を行い、3つの倉庫をオフィスビルへと建て替え、“物”だけではなく“人”の流れを生み出してきました。現在は竹芝地区に建設したビルの運営・管理を行う一方で、仲介やサブリース業、建設業の免許を活かした建築事業なども行っています。

The history of the Takeshiba area has moved in step with logistics.

The Takeshiba belt, which used be the shallows of Edo Bay, is an area that was reclaimed from the late Meiji to the early Showa period as part of a local land improvement plan.

Completed in 1925 during the Taisho era, the Sunrise Pier was the first modern wharf. The exclusive cargo wharf Shibaura Pier and the landing wharf Takeshiba Pier were completed, in 1932 and 1933 respectively, and eight years later, in the year 16 of the Showa era, the Tokyo Port opened to the outside world. Transformed into a naval port with the advent of WWII, the control of the port was given over to Tokyo City after the war in 1951, and reconstruction of piers and new land reclamation has been ongoing ever since.

After about the mid-1950s, plans were made to develop the port so that several piers would be able to handle large cargo ships at the quay wall of various wharves, and by the mid-1960s, Japan's first overseas container ship entered the Shinagawa Pier, and Japan's first full container ship entered service, as part of the large-scale construction and port maintenance projects underway.

Starting in the mid-1970s, changes in lifestyle brought with them a remarkable variation in types of cargo, and we began to move forward on the evaluation and maintenance of piers. In the early 80s, loft culture and the waterfront boom happened, and attention began to be centered on new ways of using warehouses. Then, in the 90s, as part of the redevelopment of the Takeshiba area, a passenger ship terminal which included a park was created, and places like the warehouse district and cargo station were converted into hotels and office buildings. Tokyo port was was expanded even further, having been selected as an international container strategy port, and improvements continued to be made, until it developed to the point of being able to boast of handling the highest volume of foreign currency containers in the country.

現在の竹芝地区では、産業振興やビジネス拠点の形成、歩道・オープンスペースや緑地の整備などの開発を契機とし、豊かな自然、ビジネスや観光の拠点など多様な機能を備えたエリアへと姿を変えています。

To Visonary Real Estate Business

Suzue Group, the predecessor of the Suzue Corporation, was established in 1908 in Kobe. We, focusing mainly on general land and sea transport and labor contracts, relocated to Yokohama in 1924 during the Taisho period, established the warehouse division in 1946, and devoted our efforts to warehouse operations alongside the Transport Division. Our cargo shipping department was re-established in 1951 as Suzue Group Co. Ltd., and the following year operations at the Takeshiba Warehouse began, followed by the establishment of a Tokyo branch.

Starting in the mid-1950s, with the expansion of the container terminal at Keihin Port, we expanded both distribution channels and warehouse operations by establishing sales offices in large port areas such as those of the Keihin and Kashima Ports, including the sales offices at the Yamashita and Harumi wharves, and the container terminal sales offices at the Honmoku and Ōi wharves.

昭和50年代後半にはロフト文化やウォーターフロントブームの時流に合わせて弊社も倉庫の有効活用に目を向け、アパレルメーカーやショールーム、イベントスペースなど新たなテナント誘致を積極的に行い、ロフト文化の一端を担います。 そして、今ある建物を活用するよりも、新たに土地を活用することに優位性を見い出した弊社は、倉庫を平成2年と平成12年に「スズエベイディアムビル」と「竹芝ビル」に、令和3年には「竹芝クリスタルビル」に建て替えを行い、現在は地域社会と一体となり魅力的なまちづくりに取り組んでおります。鈴江コーポレーションはこれからも、時代のニーズに柔軟に対応しながら、豊かな歴史や自然、国際性を備えた竹芝地区のさらなる発展に貢献してまいります。
